The Legal Apprentice role is based at Borough Hall, Cauldwell Street. Bedford in the Legal Services Department.

We provide the Council and other clients with a quality service that is responsive and cost effective.

The Legal Services department is split into two main teams:

  • ACE Team (Adult Children and Education)
  • GPPL Team (Governance, Property, Planning and other Litigation)

Detailed Job Description

We are seeking an apprentice to work within the Council’s Legal Property Team. Initial training will be in the operation of a legal office the IKEN case management system and the general principles of English Law. The Apprentice will then concentrate on a number of elements of property law including conveyancing, landlord and tenant, freehold matters, assisting the property lawyers and Clients with property transactions and queries.

Main duties

  • To work with the property lawyers within the Legal Services Property Team, including contact with clients and external stakeholders in relation to property law.
  • To undertake legal research of case law and statutory legislation to assist progression of files and interpretation of landowner and tenant rights and obligations
  • To make and receive internal and external telephone calls so as to provide updates of information to relevant parties as required.
  • To prepare and process correspondence and standard freehold and leasehold conveyancing documentation through word processing.
  • To assist with the preparation and collation of documentation and correspondence and property files.
  • To prepare and submit Land Registry applications and deal with requisitions
  • To prepare and submit pre-contract searches and conveyancing enquiries and review and interpret the results and replies
  • To ensure that an effective electronic and paper filing system is maintained and that the IKEN case management system is up to date.
  • To assist in the dispatch of outgoing correspondence and enclosures
  • To ensure the confidentiality and security of the firms and client documentation and information in accordance with Data Protection principles.

Requirements and Prospects

Qualifications required

  • Minimum of 5 GCSE’s grades A*-C, including English and maths
  • Minimum of 3 ‘A’ Levels – Grade C or above

Skills required

  • Understanding of and ability to work with information technology systems
  • Typing and word-processing skills (letter writing, creation of excel spreadsheets, completion of standardised forms)
  • Effective oral and written communication skills
  • An ability to work as part of a team and flexibility to assist others according to fluctuating work demands
  • An ability to work on own initiative (with supervision) and to seek assistance when appropriate
  • An ability to work under pressure and meet time-critical deadlines
  • An ability to conduct research and summarise outcomes and conclusions
  • An ability to learn new skills and apply these to various workplace duties

Future prospects

CILEx Law School has strong employer links within this industry sector and following on from successful completion of this apprenticeship there may be the opportunity for progression onto Chartered Legal Executive training.

Training provided

  • Role specific training through working alongside experienced property lawyers
  • Interpretation of registered and unregistered freehold and leasehold property rights and land ownership covenants, restrictions and obligations
  • Development of legal knowledge and skills in conveyancing and landlord and tenant law
  • Supervised preparation of standard form leasehold documentation for occupation of commercial units and other land and property disposals and acquisitions
  • Progression of freehold and leasehold conveyancing transactions
  • Preparation of standard licenses, agreements and certificates of compliance
  • Transactional and post Completion registration formalities
  • Preparation and progression of tree preservation orders
  • Preparation and progression of notices of listing or delisting of properties
  • Maintaining case management system for progression of files
  • A competency based units to demonstrate you have the skills required to carry out the job. These are assessed by breaking down the contents of the jobs within your specific occupation into tasks called units of competency and will be measured through observations, assessments and witness testimony.
  • A technical qualification that includes theoretical knowledge required in an occupation and underpins the knowledge required for the competencies. Functional Skills (Literacy, Numeracy). Dependent on your prior attainment you may need to be assessed in a literacy and numeracy skills which are an integral part of your apprenticeship. Upon successful completion you will be awarded additional certificates of recognition.

If you will be required to commute, then please carefully consider the cost and time involved before applying for the role. This is a monthly paid post and you are required to work a month in hand and you will be entitled to receive statutory minimum annual leave. You are responsible for funding your own travel to and from your place of work.
